10/02/25 The HOA irrigation system will be shut down and winterized on October 15, 2025.

Transfer Fee: $150 payable to Heritage Property Management

Insurance Provider: Farmers - Joshua Dewitt 970-245-1798

HOA Responsible for: Management services, Insurance (insurance appraisal 1x per year included with insurance), Taxes, Landscape of Common Area, Irrigation System (electricity/ water shares/ turn on and winterize, backflow prevention testing, etc), water/sewer/trash, exterior maintenance of building including roof

Schools: Lincoln Orchard Mesa Elementary, Orchard Mesa  Middle, Grand Junction High
